These terms govern the distance sale of the services offered on the website pacte-coloc.be to any user acting as a consumer (hereinafter "the Customer").
The service consists of generating, based on information provided by the Customer, a flatshare agreement compliant with the regulations applicable in the Brussels-Capital Region and the Walloon Region, and enabling its ongoing management (versions, amendments, tracking of flatmates moving in and out).
The service constitutes drafting assistance. It does not constitute legal advice and does not replace the opinion of a legal professional.
The generated flatshare agreement (PDF document) is drafted in French, regardless of the browsing language selected on the site.

Prices are shown in euros. No VAT is applicable (exemption scheme). The applicable price is the one displayed at the time the order is confirmed.
The order is confirmed at the time of payment. Payment is made online via our payment provider Mollie, which handles the payment methods offered (in particular Bancontact and debit/credit card). Payment data is neither processed nor stored on our servers.
The agreement is only generated and made available after payment has been effectively confirmed.
The service provides digital content performed immediately after payment.
In accordance with article VI.53, 13° of the Belgian Code of Economic Law, the Customer does not have the fourteen-day right of withdrawal for the supply of digital content not provided on a physical medium, given that performance began with their prior express consent and that they acknowledged thereby losing their right of withdrawal.
Accordingly, before any payment, the Customer must expressly confirm this by ticking the box provided for that purpose:
"I request the immediate generation of my flatshare agreement and I acknowledge that, since this digital content is supplied immediately, I lose my 14-day right of withdrawal once the generation has taken place."
In the absence of express consent, the service is not provided.
As the digital content is supplied immediately and the right of withdrawal is excluded under the conditions of Article 5, amounts paid do not, in principle, give rise to a refund.
However, if a technical fault attributable to the seller prevents the generation or delivery of the ordered document, the seller undertakes to provide the service or, failing that, to refund the corresponding amount. Any issue may be reported to info@pacte-coloc.be; a suitable solution or commercial gesture may be offered on a case-by-case basis.
After payment, the Customer gains access to their agreement and their management space. This access is maintained for as long as their account remains active, allowing the agreement to be viewed and amendments to be generated (each billed in accordance with Article 3).

The Customer is responsible for the accuracy of the information they provide. The generated document reflects this information; the seller cannot be held liable for the consequences of inaccurate, incomplete or outdated information.
The Customer remains responsible for verifying that the generated document is suited to their particular situation and, in case of doubt, for seeking the advice of a legal professional.

The service is provided as is, as drafting assistance based on the regulations in force. The seller makes every effort to ensure the accuracy and currency of the clause templates, without being able to guarantee this absolutely.
The seller's liability cannot be engaged for indirect damages resulting from use of the service or the documents generated. In any event, the seller's liability is limited to the amount actually paid by the Customer for the service concerned.

The clause templates, layout, code and other elements of the website remain the property of the seller. The document generated by the Customer belongs to them and may be freely used for their own purposes.
Any question or complaint may be sent to info@pacte-coloc.be. The seller undertakes to respond within a reasonable time.
If a dispute cannot be resolved amicably, the Customer may make free use of the Consumer Mediation Service or, for a cross-border dispute within the European Union, the European Consumer Centre Belgium — full details are available on the Consumer Mediation page.
These terms are governed by Belgian law. Any dispute falls under the jurisdiction of the courts of the judicial district of Brussels, without prejudice to the protective rules applicable to consumers.
In the event of any discrepancy between the language versions, the French version shall prevail.
