Rent Share in a Flatshare: How It's Calculated

How to determine each flatmate's rent share: common methods, the case of unequal rooms, and why to avoid manual calculations.

Unlike charges, the rent is generally set in the lease for the whole property: the landlord expects a global amount, however it is put together. The real question is therefore between flatmates — how do you split that total fairly?

Equal Split

The total amount is divided by the number of flatmates. It is simple, immediate, and works very well when the rooms are equivalent.

It becomes noticeably less straightforward as soon as rooms differ in size or amenities: an en-suite bathroom, a balcony, dual aspect. Paying the same for a windowless 12 m² room as for a 22 m² room with a terrace always ends up being said out loud.

Splitting by Room Size or Comfort

Each flatmate pays a share proportional to the size of their room. It is the clearest method when room sizes are unequal: it relies on a measurable figure that no one disputes once it has been taken.

Nothing stops you from also factoring in comfort criteria agreed between you: a room with an en-suite bathroom might justify a higher share, even at equal floor area. What matters is that the criterion is explicit and accepted, not decided after the fact.

There is no legally imposed method for splitting rent between flatmates. The law is concerned with the total rent owed to the landlord, not with the internal splitting arrangement. It is therefore up to the flatmates to set it themselves — ideally in writing, in the flatshare agreement.

What Changes When a Flatmate Leaves or Joins

As soon as someone leaves or joins the flatshare, the other shares almost always need to be recalculated: the total rent owed to the landlord does not change. What was a third becomes a half, the rounding shifts, and the sum of the shares must still land exactly on the lease amount.

This is precisely where manual recalculation becomes a source of errors: a missing cent, a forgotten share, two versions of the calculation circulating. These errors are usually discovered on the day someone challenges them.

The Benefit of a Living Agreement

A living flatshare agreement recalculates shares with every change in composition, while preserving the one thing that matters: the sum of the shares always equals the total rent. Manually fixed shares stay untouched; the others absorb the adjustment.

In practice: no meeting to redo the calculations, no spreadsheet to dig up, and one version of the document that is authoritative for everyone.
